Residential
Talmadge Room Addition
Project Overview
Residential renovation and single-story rear addition that expanded a 1961 home with a new primary suite, family room, and covered outdoor living area. The project included a 385-square-foot addition, a 180-square-foot covered patio, a small garage expansion to connect it to the residence, and coordinated permit-ready construction documents.
The project reworked the rear portion of the existing single-family residence to create a more functional layout centered on a new primary bedroom suite and expanded family space. The proposed plan adds a primary bedroom, private bathroom, walk-in closet, family room, laundry area, and improved circulation while retaining much of the original home.
A new covered patio extends the living area outdoors beneath an exposed wood ceiling, strengthening the connection between the interior and rear yard. The scope also included enlarging the detached garage by 25 square feet so it could connect to the residence, along with energy, structural, drainage, and building-code coordination for City of San Diego permitting.
